Helpful Tips for Home Sellers
Repairs
- Think like a buyer, If it needs repaired, fix it.
- Touch up paint, especially on the front door.
- Check walls for loose wallpaper.
- Clean windows inside and out.
- Clean all carpets, linoleum, tile and wood floors.
- Clean all cabinets, with wood cleaner if possible.
- Clean light fixtures.
- Replace light bulbs as needed.
- Increase bulb wattage in dark areas
Space Management and Organization.
- Re-arrange the furniture to make home appear as large as possible.
- Consider removing items that take up a lot of space.
- Pack up collectibles to protect them and give rooms a less cluttered feel. (Stack them neatly against the wall in garage).
- Empty closets of off-season clothing, leave as few items on the floors or shelves as possible.
- Use light to create space, open all drapes.
Atmosphere
- A clean house creates a positive image in the buyers mind.
- Be aware of cooking odors, pets, garbage, etc.
- Note cinnamon, fresh flowers, and bread baking has been shown to create a pleasant mood.
- Add flowers on porch and deck.
- Make sure locks are working properly
- Invest in a new "Welcome Mat"
- Keep the yard mowed and raked, clear driveway of any bikes, toys, hoses,
garbage cans, etc.
Loans
- Talk to a lender and get pre-approved. This will speed up the home buying process
and give more leverage in negotiating contracts. This way the seller has the
guarantee that you can afford the home.
